Delivering the architect's intent

A bespoke new home requires hundreds of interfaces to align: structure with glazing, waterproofing with thresholds, services with joinery, and the external envelope with exposed coastal conditions. Mendit manages those interfaces as a connected build rather than a sequence of packages.

We work with homeowners, architects, engineers and specialist designers from pre-construction through handover. The earlier the construction team is involved, the more effectively buildability, procurement and sequencing can be resolved without diluting the design.

Pre-construction control

Before site mobilisation, we establish the information required to build and identify details that still need design input. Packages are reviewed in the order they will affect the programme, with particular attention to structural steel, glazing, roof systems, mechanical equipment, kitchens and bespoke joinery.

The plan covers:

• site logistics, access and neighbour protection;
• temporary works and ground conditions;
• construction information and design responsibilities;
• sample approvals and benchmark finishes;
• procurement dates and installation dependencies;
• testing, certification and handover information.

A coastal envelope that performs

Wind-driven rain, salt, UV exposure and temperature changes place additional demands on materials and junctions near the coast. Fixings, coatings, membranes, drainage and ventilation are selected and installed with that exposure in mind.

Air and water tightness are achieved through continuity, not isolated products. Openings, parapets, balconies and terraces receive particular attention because they combine structure, insulation, waterproofing and finished appearance.

From structure to final placement

Mendit's turnkey approach continues through internal finishes, lighting, cabinetry, stone, sanitaryware and decoration. The result is a home delivered as a coherent whole, with records and systems explained at handover rather than a shell left for the owner to coordinate.
